The brush head swivels up to 200 degrees each way, so it can clean flush to a wall at a 90 degree angle and scrub in any direction.
What stands out for daily use is how little fuss it needs. Down pressure adjusts with a knob and the brush speed rises with it, brushes change without tools, and the dirty water tank lifts off to dump. The telescoping, folding handle and tie-down eyelets make it easy to load into a van and move between sites, and the battery charges on board.
The trade-off is size. With a 14 in path, 3.2 gal tanks and up to 1.5 hours per charge, it is a small-area machine. If your rooms are larger or more open, the 18 in BR 45/22 C Bp covers more ground with the same steering design.”

The Kärcher BR 35/12 C Bp (1.783-470.0) is a battery scrubber with a 14 in cylindrical roller brush on a steerable head that turns up to 200° in either direction, so it can clean right up to a wall at a 90° angle. It has an 18 in squeegee and 3.2 gal solution and recovery tanks, and Kärcher rates it at 15,069 sq ft per hour theoretical and 10,500 practical.
A 25.2 V, 21 Ah lithium-ion battery with an on-board charger gives up to 1.5 hours of run time and recharges in about 2.7 hours. Brush speed runs from 700 to 1,050 rpm and rises automatically as down pressure is increased with a knob. The handle telescopes and folds, controls are color-coded, brushes change without tools, and the machine runs at 65 dB(A).
